The price looks right, the rent too. But without a model that includes empty months and costs, you don't know whether the flat earns or just costs more.
You're buying blind
Hundreds of flats pour through the listings. Checking the location, rental demand and legal status on each one yourself isn't realistic, and one bad purchase wipes out the yield from five good ones.
After signing, you're on your own
The agent disappears at the signature. Tenants, payments, refinancing and passing it to your children: you handle all of it for twenty years, without a system.

Our own capital in the same apartments
We only offer what we are willing to put our own money into. The 50+ apartments in our portfolio passed the same filter as the listings we show clients.
Numbers before promises
For every property we show the real rent, the instalment and the costs, including the months it stands empty. A model without empty months is marketing, not arithmetic.
We will also say no
When a deal does not make sense we say so, and we do not charge for it. Every stage of the mandate states plainly when it is not worth entering.
What you ask most often.
Are you an estate agency?
No. An estate agency brokers someone else's property for a commission and its role ends there. We buy into our own portfolio in the same locations we offer to clients, and we stay involved after the signature, in management.
I already have a mortgage. Can I get a second?
A bank assesses creditworthiness, not the number of properties. When one route hits its ceiling, others exist: turnover, a trade licence, moving into a limited company. Which of them apply depends on your numbers; we go through them on the intro call.
How much of my own capital do I need?
For a first apartment, budget 15-20 % of the purchase price plus a reserve covering six months of running costs. On a CZK 2m apartment that is roughly CZK 300-400k down and another CZK 60-80k as a cushion. Without the reserve we will not recommend the purchase.
Why don't you buy the cheapest apartments?
Because a low price usually signals weak rental demand. Void months and repairs eat the yield faster than a low entry price creates it. Yield comes from location and numbers, not from a discount.
