The Herite mandate
Herite is a private wealth house. We help investors build a property portfolio, finance it, and manage it so that it outlasts generations. Unlike advisors, we invest our own capital in the same opportunities we offer clients.
Stages of the mandate
The stages follow on from one another. Most clients start at strategy and stay through management.
We start with your numbers. Income, outgoings, existing liabilities, the capital you have available. Out of that comes a model: what you can borrow today, what you can borrow in a year, and what the portfolio looks like in three years if the plan holds.

An investor with the capital or creditworthiness for their first to fifth apartment, who wants to know whether and how to continue.
When it does not make sense
If you are looking for one apartment to live in, a consultation will give you nothing. We will tell you so on the intro call and charge you nothing.
A bank does not assess the number of properties, it assesses creditworthiness, and creditworthiness can be built. We open the routes most investors do not know about: maximising personal capacity, rent recognised as income, turnover-based mortgages on a trade licence, moving into a limited company.

When it does not make sense
If your reserve after repayments covers less than six months of running costs, we will recommend waiting. Leverage on a thin cushion is the fastest route to a forced sale.
Roughly one percent of what is on the market gets through our filter. For every apartment we pass on, you know the price, the real rent, and the technical and legal condition before you decide.

An investor with financing in place who does not want to spend evenings on listing portals.
When it does not make sense
We do not buy apartments below CZK 1.2m. The yield looks good on paper, but in that bracket void months and repairs reliably eat it.
Acquisition is not the end, it is the beginning. We select tenants, watch the payments, handle repairs, send reports, and prepare the portfolio to be handed to the next generation.

An owner of three or more apartments who does not want to be a full-time property manager.
When it does not make sense
Below three apartments, management through us does not pay for itself. You can handle it yourself and we are glad to show you how.

No. An estate agency brokers someone else's property for a commission and its role ends there. We buy into our own portfolio in the same locations we offer to clients, and we stay involved after the signature, in management.
A bank assesses creditworthiness, not the number of properties. When one route hits its ceiling, others exist: turnover, a trade licence, moving into a limited company. Which of them apply depends on your numbers; we go through them on the intro call.
For a first apartment, budget 15-20 % of the purchase price plus a reserve covering six months of running costs. On a CZK 2m apartment that is roughly CZK 300-400k down and another CZK 60-80k as a cushion. Without the reserve we will not recommend the purchase.
Because a low price usually signals weak rental demand. Void months and repairs eat the yield faster than a low entry price creates it. Yield comes from location and numbers, not from a discount.
Property is not without risk. The three we see most often: void months between tenants, rate rises at refinancing, and a non-paying tenant. We build them into the model, one void month a year, and show what the scenario looks like if they occur.
